This Washington DC rowhouse renovation transforms a fire-damaged historic home into a modern, livable space designed for how people live today.
Originally built in the early 1900s, the home had become uninhabitable after a devastating fire. The project began with a complete reorganization of the floor plan to improve circulation, clarify spatial relationships, and open key living areas. Each move was intentional—removing what no longer worked and reinforcing what did.
Reconfiguring a Historic DC Rowhouse
The design balances preservation with change. The original structure provided strong proportions and character, but the layout no longer supported contemporary living. By selectively opening walls and refining transitions between spaces, the home now feels cohesive, intuitive, and connected.
Clean lines and restrained detailing introduce a modern layer without competing with the existing architecture. The result is not a replacement of the old, but a recalibration—one that respects the building’s history while making it functional again.
Basement Apartment Conversion Through Underpinning
A significant part of this Washington DC rowhouse renovation involved the structural underpinning of the cellar. By lowering the slab and reinforcing the foundation, we were able to create a fully independent apartment unit below grade.
This new space adds long-term flexibility to the property. It can function as a rental unit, guest suite, or multigenerational living space. Careful attention was given to ceiling height, natural light, and layout to ensure the apartment feels intentional—not secondary.
